Key takeaways
- Buyers and sellers ask AI who knows a specific neighborhood, not just a city.
- Neighborhood pages with real market observations are the content AI is most likely to quote.
- Portals list every agent; AI favors agents independent sources mention.
- Keep license, brokerage and sales figures exact, and follow fair housing principles in every piece.
"Who's the best agent to sell a home in [neighborhood]?" is now a ChatGPT question. Real estate portals list every agent in town, but AI answers name only a few. Here's how agents and teams become one of them.
What buyers and sellers ask AI
- "Best real estate agent in [city] for selling a home?"
- "Which agents know the [neighborhood] area?"
- "Top agent for first-time buyers near me?"
- "Is now a good time to sell in [city]?"
The last one matters: AI answers market questions too, and the agents who publish clear local market commentary become the sources it draws on.
1. Own your neighborhoods in writing
Write a page for each neighborhood you know well: housing types, typical price ranges, what's changed recently, schools and commutes stated factually, and your own observations. Research on AI answers found that statistics and quotations raise a source's visibility by roughly 30-40% (KDD 2024). "Average days on market in [neighborhood] fell from 41 to 28 this year" with your comment is citable; "a wonderful place to live" is not.
2. State your track record exactly
Years licensed, homes sold, brokerage, designations and areas served, kept current and identical everywhere. Inflated or rounded-up numbers create risk and erode the consistency AI relies on.
3. Earn mentions beyond the portals
About 82% of AI-cited links come from earned media (Muck Rack, Dec 2025). Good agent stories include local market updates with your commentary, joining a brokerage or launching a team, community events and sponsorships, and first-time buyer guides for your area.
4. Follow the rules
Real estate marketing carries legal obligations. Follow fair housing principles: describe the property and the area, never who a home or neighborhood is "for". Include the brokerage and license information your state requires.
5. Watch where AI sends people
OpenAI says ChatGPT referral traffic carries utm_source=chatgpt.com, so check your analytics for it, and ask AI your clients' questions monthly to see who's named. (Here's a tracking method.)
AImpact builds this for agents and teams every month. See AI visibility for real estate agents or get a free AI visibility check.
